Rezoning request approved for John Williams Boulevard and R Street; next step City Council

BEDFORD- A public hearing for Kerns Property Management, LLC. requested to rezone its 820 R Street Bedford, IN 47421 property from R-3 Medium Density Residential District to B-3 Planned Business District. They wish to build a new business on the property for an insurance office and rent the other half for office-type work was held this week.

As this was a public hearing, residents were invited to come and voice support or concerns. Several Bedford residents came to speak against the proposed zoning change, citing safety concerns and unsightly views from neighboring properties. The general unsafe nature of the intersection of John Williams Boulevard and R Street was also a concern regarding additional traffic at the junction.

On the other side of the discussion, a resident showed support by addressing some safety concerns. With the establishment being a low-traffic business and much of the proceedings happening by phone, the additional traffic burden will be minimal. The resident said the additional tax money the business would bring to the city could easily be used to make the intersection safer.

The proposed business owner also answered concerns, reiterating that the business has low traffic volume since most things are done by phone. She also stated she would be willing to plant landscaping and put up a fence to alleviate the sightline issues.

The motion to approve the rezoning was seconded and approved. The matter now moves to the City Council for approval.
