BEDFORD—The City of Bedford Plan Commission met yesterday in a regular session at the Community Concourse. A preliminary hearing was held for Walmart Real Estate Business Trust, which is requesting a special exception permit for the Walmart property located at 3200 John Williams Boulevard.
The company has plans to construct a new walk-in convenience store with ten fuel pumps on the north side of their existing parking lot. A special exception is needed to reduce the required parking ratio on the property to free up space for the new building. The required ratio, as written, is one parking space per 100 square feet of floor space. The proposed reduction was four spaces per 1000 gross square feet. Currently, the parking lot has 1,041 parking spaces, and the exception would reduce that number to 896.
The Plan Commission heard a brief presentation by Kyle Tschirhart with Carlson Consulting Engineers via Zoom on the intended structure and parking solution. After the presentation, the Commission members discussed the parking reduction and noted that throughout the year, several pop-ups in the lot sell fireworks and flowers, and they don’t seem to create a lack of parking at the store.
The motion to grant the special exception was passed unanimously, and construction of the new convenience store is projected to be finished by the end of 2025.
